How do we build driveways for Newbridge's ground conditions?
Newbridge sits on the flat carse ground west of Edinburgh Airport, where the topsoil is shallow and the subsoil turns to heavy, slow-draining clay within 300–400 mm. That single fact drives most of our specification decisions in EH28. Every driveway we lay here starts with excavation to a firm formation, a non-woven geotextile separator, and a minimum of 150 mm of compacted Type 1 MOT placed in two layers — 200 mm where a horsebox, tractor or delivery lorry uses the access. Without the membrane, clay fines pump upward into the sub-base each winter and the surface starts rutting within five to eight years.
Drainage is the second Newbridge-specific issue. Surface water here cannot simply be allowed to soak away, and any new hard surface over five square metres draining toward the highway needs a SUDS-compliant solution. On most EH28 properties we combine a fall of 1:60 to 1:80 away from the house with a linear ACO channel at the threshold, discharging to a soakaway crate sized for the catchment area. On plots near the Union Canal corridor we keep discharge away from the waterway entirely and use permeable jointing so run-off is filtered on site rather than piped.
Cost follows the ground. Where we are called to an EH28 property that already has one of these surfaces, our recommendation is removal and replacement in monoblock or natural stone, both of which can be lifted, cleaned and relaid block by block for the next thirty years.
