Ann Street, designed by James Milne and built between 1817 and 1823, is widely considered one of the finest Georgian residential terraces in Britain. Uniquely for the New Town, every house has its own walled front garden — and that small strip of paved or planted ground is part of the listed building.

We approach front-garden driveway work here as restoration rather than installation. Our default specification is riven Yorkstone or reclaimed Edinburgh sandstone laid on a lime-bed sub-base, with hand-cut granite-sett borders and original gate-pier detailing left untouched. Modern concrete blocks, resin and tinted finishes are routinely refused by conservation officers and we will not propose them.

Because the street has no rear vehicle access and parking is tightly controlled, every project is hand-barrowed and the working day is planned around quiet weekday hours. We protect original tiled hallways, sandstone steps and railings throughout.

The walled front gardens are the defining constraint. Each garden is part of the listed building, so the surface, the path line, the gate piers and the boundary wall are all covered by the same consent — a change to any one of them needs drawings and a material schedule. In practice this means we survey the existing layout before designing anything, keep the historic path alignment, and reuse original stone wherever it survives. Where a 20th-century concrete or slab surface has been laid over the original, we lift it carefully because the historic flags are often still in place underneath.

Everything is bedded and pointed in hydraulic lime rather than cement. Ann Street's blonde sandstone is soft and vapour-open; a cement bed is harder and effectively waterproof, so moisture that would once have evaporated through the joint is driven into the stone and spalls it at the first hard frost. Lime moves with the building, can be renewed without damaging the masonry, and is what conservation officers expect to see specified. The same logic applies to the boundary walls, which we repoint in lime and repair locally rather than rebuilding.

Water management is subtle by necessity. Falls are set at 1:60 to 1:80 away from the elevation, run-off is collected in a stone slot channel or a discreet reset gully rather than a modern galvanised grating, and discharge is kept on the plot where the ground allows. Because everything is hand-barrowed through the front gate and spoil is bagged and removed daily, allow two to three additional labour days over an unrestricted site — and allow six to twelve weeks for listed-building consent, which we prepare in-house as part of the quote.
